Wanting to buy?

Buying a home is exciting, whether its your first or your fiftieth. For some, getting and structuring your lending is part of the fun – for others it’s confusing, stressful, time consuming or just boring. We can help demystify the process, save you a lot of time, and help you get the best possible outcome.

First time at this?

If you’ve come across my website as a first home buyer I’m betting this isn’t the first thing you’ve read. There is so much information out there to help, and it is easy to get bogged down in it all. I’m not going to give you more to read, but would love to have a chat to see if I can make things easier for you. If you do want a starting from scratch guide to buying a home – take a look at this  government guide. It’s surprisingly good.

Your Income Isn’t A Straightforward Salary?

Contractor, self-employed, in a profession with short rotational jobs, great income but don’t nicely fit in a ‘box’? You may be a great loan applicant – but may have difficulty demonstrating your income. I can work with you to find lenders who best cater to your income type and then make sure you have products that fit your income patterns.

Wanting to build?

Awesome, our lead advisor is currently building a home and would love to trade notes, and when you get back onto the topic of finances let’s make sure you get your lending right not just for the build – but for when you finish.

OPTIMISE YOUR LENDING

Have you got the best lending structure?

At Better Borrowing optimising your lending is what we do best. There is no one-best-way to structure a mortgage, it depends on what you want to achieve, and the best structure will change as you do. We’ll get to know you, establish your goals, design personalised solutions, and will be available to make sure your lending is structured the best way for you for the duration of your loan.

Fixed rate coming up?

This is the perfect time to ensure your lending is structured the right way for you, and then to select the rates and terms that work for you. We can work with you to get the best rate and structure with your current lender, or if they’re no longer right for you – see what else is out there.

Are you with the right bank or lender?

Many people have a great relationship with their lender. We have a range of high quality lenders in New Zealand who have got some great products. The trick is often not finding the best lender, but in making sure you are using their products the best way for you.

However, the lenders are all different, and there may be a great product with another lender that would be perfect for you. We can run you through these differences to make sure you are presented with the best options.

About to finish a build?

So you’ve been through progressive drawdowns, partial build valuations, providing document after document... Over the build you’ve had more to do with your lender than over the rest of your life – time for a break? Absolutely, but first let’s make sure you transition to the best loan for your completed home.

About Us

We're here for you

We find lending that works for you. Finding the best lender and mortgage products can be a confusing and time consuming exercise. Let us take care of it for you.

Our lead advisor, Scott, is based in North-West Auckland (and currently building a home in Huapai), he can come to your place, meet virtually, or anywhere with good coffee.

Managing Director & Mortgage Advisor: Scott Wombwell

Scott started Better Borrowing to help people get the lending that is right for them, making sure it is structured the right way, and having a great experience throughout. Lending and mortgages can sound like a dry topic, but it’s a major gateway to creating a home, and for Scott there is nothing like helping people get into the home they deserve. Scott is a qualified Mortgage Broker & Financial Advisor with an education in Economics, and a background in Business Banking and head-office banking product & process roles. Mid-career he left banking to pursue making a difference in the public sector. After working to transform systems and organisations – he realised his passion was in working with individuals on what personally matters to them, and moved back into the financial sector to work with you.

We operate as a Financial Advice Provider under a current licence issued by the Financial Markets Authority in the name of NZ Financial Services Group Limited (FSP286965) There are no conditions attached to this licence on the advice that may be given.

We provide advice to our clients about and home loans, and other lending products. We only provide advice about products from certain providers, these are: ANZ, BNZ, ASB, ASAP Finance Limited, Avanti Finance, Cressida, DBR, First Mortgage Trust, Heartland Bank, Liberty Financial, NZCU, RESIMAC, SBS Bank, SELECT, Southern Cross, and The Co-operative Bank.

We can also work with a range of referral partners to help meet your other financial requirements.

On settlement of a loan we usually receive commission from the applicable product provider. The commission is generally of an upfront nature but may also include a renewal or trail commission. We also receive a fixed rate roll over fee from some product providers if we assist in refinancing your loan.

This commission is used to remunerate the financial adviser that provides the advice, and to pay the expenses associated with running our business. From this commission we also pay NZ Financial Services Group Limited for services they provide to us in connection with our authorisation under their licence from the Financial Markets Authority. We take steps to ensure that the receipt of commissions does not influence the advice we give to you and we prioritise your interests by recommending the best product for your purpose regardless of the type and amount of commission we may receive.

If there are any conflicts of interest apart from commission that could potentially influence the advice that we give, these will be shown in your Financial Adviser’s Disclosure Guide

If you have a problem, concern, or complaint about any part of my service, please tell us so we can try to fix the problem. You may contact our internal disputes service by telephoning 020 4009 8944, by emailing us at scott@betterborrowing.co.nz, or in writing to 32 Young Garden Lane, Waimauku, Auckland 0881.

Please set out the nature of your complaint, and the resolution you are seeking. We will acknowledge receipt of this within 24 hours. We will then record your complaint in our Complaints Register and notify our Licence Holder. We may want to meet with you to better understand your issues.

We will then investigate your complaint and provide a response to you within 7 working days of receiving your complaint. If we need more time to investigate your complaint, we’ll let you know. If we cannot agree on a resolution you can refer your complaint to our external dispute resolution service. This service is independent and will cost you nothing and will assist us to resolve things with you.

If we cannot agree on how to resolve the issue, you can contact our external dispute resolution service - Insurance and Financial Services Ombudsman. This service will cost you nothing, and will help us resolve any disagreements. -Meet the standards of competence, knowledge, and skill and the standards of ethical behaviour, conduct, and client care set out in the Code of Professional Conduct for Financial Advice Providers.

    - Give priority to your interests.

    -Exercise care, diligence, and skill.

We’re committed to protecting your privacy – see our policy for full details

Generally I won't charge you any fees for the financial advice I provide to you. This is possible because, on
settlement of a loan, I usually receive commission from the lender [which is explained in the commission
section of this Disclosure Guide]. Any exceptions to this general position are explained below. If these
exceptions will apply to you, I will let you know.

    One-off fees
I may charge you a one-off fee if the following occurs:

When I don't receive commission from the lender: If you request that I provide financial advice and I do
not receive a commission from the lender, I may charge you a one-off fee. Any such fee would be agreed
and authorised by you in writing before I complete the services, and would be based on an estimate of the
    time spent providing the advice.

This may arise in the rare event that you request that I provide services in relation to either a product that is
offered by a lender that I do not hold an accreditation with, or a product that is outside my usual
    arrangements with my approved lenders.

You will be invoiced for any one-off fee and will be given 30 days to make payment.
